Needs Analysis

A home is one of the most significant purchases you will ever make. But it’s also an investment in your quality of life. Whether you’re a first-time buyer or seasoned homeowner, I can help you decide whether the time is right to make a move. It often starts by discussing what you need your home to do for you. I love a challenge and enjoy the early stages of dreaming big with my clients.

Financing Application

Before you shop, meeting with a lender, getting your finances in order, and formally qualifying for a loan greatly speeds up the overall process and makes you a serious contender in any market. Using my preferred lenders can mean better customer service, quicker turnaround times, and optimized negotiation power to put yourself on strong financial footing when that must-have property comes onto the market.

Home Preview & Selection

Finding the right home should be exciting and empowering. I want you to dream with me. What’s at the top of your list? Location, features, architectural style, amenities— finding the best fit for your needs and desires is my goal. I’ll match your must-haves with your budget to scour the market until we find “the one”.

Offer And Negotiation

Closing deals for clients is more complicated than simply outbidding everyone else. Smart negotiation is essential to ensuring you don’t spend more than necessary to secure the home you love. The truth is, buyers ultimately determine the value of a home, not sellers. Rather than overpaying out of desperation or fear, I will make sure you get a great home at a fair price.

Property Inspection

Inspections can provide peace of mind. Once your offer is accepted, I’ll send a licensed inspector to check its condition from top to bottom. If issues come up, we can go back to the seller to negotiate a fix or credit against the purchase price. If the issues are simply more than you signed up for, you can back out of the contract, in accordance with inspection contingencies.

Final Financing Approval

While few people describe buying a home as stress-free, I do believe it’s possible to have a stress-less experience. I know how to keep the crucial final stages of financing and loan approval from becoming overwhelming. By working with you, the seller’s agent, your lending institution, and the escrow officer, we’ll work to make sure every part of the file is complete for a smooth closing.

Closing!

Making it through escrow can seem like a mountain of details but the view from the top is worth it. Within a few days before closing, you will have the opportunity for a final walkthrough of your soon-to-be new home. Once both parties sign their closing statements, the loan will fund and the escrow officer will record the deed. At that point, the keys are yours!
